I will detail below my experience working with her.
1: Decide location.
When I first started, I did not know where to buy the house. The requirements I had were a good school district for my school-aged kids and being close to my work place in Mira Mesa. Yan told me to look at as many houses as I want. Indeed, we looked at houses in Carmel Valley, Rancho Penasquitos, Scripps Ranch and Poway. No matter how busy she was, she took me to see houses the same day of my request. She was very patient, explaining everything about house purchasing and pointing out the good and the bad of each individual house to me. After comprehensive comparison, I decided to buy a house in Rancho Penasquitos.
2: Offer preparation.
Once we decided the location, we looked at every house on market within my budget. Many times, we were the first one to see houses. Yan helped me prepare several offers even when my bid was obviously too low. She likes to say “let’s stay in the game”. She kept in contact with seller’s agent to gain as much information as possible. Yan did market analysis for me for each of my offer. But at the beginning, I wanted to steal a good deal, so I did not fellow her advice, and of course, we were outbid. After putting out several offers, I started to know roughly the market price of the houses. And my conclusion was “go with Yan’s advice”.
3: House purchasing.
For the house that I purchased, we looked at the house several times before it was on market. One day, Yan told me that there was a house with for-sale sign on property but not on market yet. So we went to look at the house immediately and decided to put an offer. Yan did a lot of research on the house and we had all documents ready. So once the house was on market, we submitted our complete offer package with competitive price. Yan as usual followed up with seller’s agent at every step. After the seller accepted our offer, everything seemed so easy with Yan’s help. She explained every document that I needed to sign, and arranged home inspection and termite repair for me. So I became a happy home owner.
4: Renovation and decoration.
Yan’s help did not stop at close of escrow. Since the house was a bank owned house, it was not in very good condition. Yan helped me designing how to renovate and decorate the house. When I can not decide paint colors, she took me to model houses to find the best color for my house. And she helped me choose curtains and other decorative items. Now my house is like a model house.
In summary, I am very happy with the entire house purchasing experience with Yan. I highly recommend her to you."

"My family relocated from Michigan after Pfizer shut-down the Ann Arbor site. Our family came on a home-finding trip and spent 4 days with Yan. She showed great professionalism by showing us house after house and never tried to influence our decision. She also spent time showing us houses in areas that we knew we did not intend to buy so we could get a feeling for different neighborhoods.
